Construction equipment width

It's been almost an hour-and-a-half since you typed anything here. I suppose you're working for the good citizens of your city, but geesh, man......priorities, priorities.

That's what I was thinking. I'd still suggest a couple of pull thru bays. That is a feature you would not regret. Jm$.02

Actually, today was our office fun day. We took an office picnic trip to Castlewood Canyon State Park, did barbecue for lunch, and generally had lots of fun with no phones going off around us. Got back about 20 minutes ago!

As I mentioned earlier, short of bringing in probably 20,000 cubic yards of fill dirt onto your property, I think MM-C5 may have the best idea with a Variance. Variances to building codes are a lot easier to get than Variances to Zoning codes. Generally, with a Building variance, you have to show an alternate means of compliance the standard- so your idea of having one bay slightly taller than the other may work.

First suggestion

Lose the tree on the right. Depending on what type of traffic goes into the site, equiptment,Dump trucks, delevery trucks,cement mixer. it going to compact the soil around the trees and kill them both, sacrifice one now,open things up to protect the roots of the other one.

You also have to think about bringing electric and gas up there

Thanks for the suggestion about the tree, Larry.

Earlier in the thread, we got to talking about Grassy Pavers. One of the great advantages is their ability to stop compaction. There's an installation video here........ http://www.invisiblestructures.com/M...P2GV2Video.htm

Excavating to allow for a driveway base may get into the roots anyway. I'll hand dig around the trees to check for how deep the roots are. If it looks like they're too shallow, I'll do what you suggest and remove the tree on the right and shift the drive away from the tree on the left.

As for electrical and gas, I'll be running utilities underground from the house.

This caught my eye :eek

Your need to check with your Utility Company, they may require a seperate entry/service to your shop. You house is probable a 100 amp service and you'll probably need at least that for the shop, and if you are looking at having 3-phase..... you may be out of luck or it may cost ALOT to get it to your shop. 3-phase is not all the common in residential ;)

At minimum I would think they will require an upgrade on the house and a subpanel or visable disconnect within sight of the service main (which in this case would be the house) ;)

Thanks, Bud. The house is, as you suggested, 100-amp. This will be converted to 200-amp this winter when the central air is installed.

As for 3-phase, I don't anticipate requiring it. My current garage has 110 and 220, pulled off the existing 200-amp service in the house. There is a sub-panel in the garage.

I run a 220-heater, air compressor, 16 fluorescent lights, beer fridge, TV, DVD player and lots of tools with no difficulty. I've never tripped a breaker in the garage or the house.

Other than for large electric motors, what sort of application would require 3-phase?
 
I'd say you pretty much covered it, some welders and pumps, but they all can be bought in a single phase configuration ;)

I recommend to check with the local Utility Company about electrical requirements for you shop... it's detached.. Some Utilities require seperate service and some won't provide 2 services to the same address...
